Hawaiian Gardens Commercial Roofing Scheduled Around Your Hours
We repair and replace roofs on stores, offices, small warehouses and rental buildings. Before work starts you get a clear plan, the work fits around your business hours, and the lot is cleaned up at the end of each day. Most of these roofs are low-slope, and we know how they break down.

How We Handle Commercial Roofs
Most commercial buildings in this area sit under low-slope roofs: TPO, modified bitumen or an older built-up gravel roof, plus drains, scuppers, parapet walls and rooftop AC units. They break down differently from sloped roofs. Water stays put instead of draining, seams split, and the leak inside can be far from where water gets in.
We fix the roof while you keep doing business. Loud work is timed around your hours. Entrances, walkways and parking stay open. You, and any tenants, hear what's happening each day. One person is your contact from estimate to final walk, in English or Spanish.
When a repair will last, we tell you. When the membrane is worn out across the roof, we show you photos and explain why another patch would be wasted money.
What We Do on a Business Roof
Roof survey, edge to edge
Every section of the roof gets checked, not only the area above the drip. Seams, flashing, drains and curbs all get a look, and we photograph each problem so you see it too. If we suspect wet insulation, we pull a small test core to confirm it.
Membrane and seam repair
We fix split seams, blisters, punctures and worn areas on TPO, modified bitumen and built-up roofs. Repairs are done with materials that match the existing roof so they bond and last.
Full tear-off and replacement
When the roof is past saving, we strip it to the deck, replace wet insulation and damaged deck sections, and install a new membrane. New flashing goes up the parapet walls and around every opening.
Drains, scuppers and edges
Clogged drains and loose edge metal cause a lot of commercial leaks. We clear and reseal drains, rework scuppers, and tie in downspouts. If your building also needs new gutters, our Gutters page covers that work.
Flashing around rooftop equipment
AC units, vent pipes, skylights and conduit all cut holes in the roof. We reflash curbs and pipe boots so these spots stay dry, and we work with your HVAC tech if a unit has to be lifted.

Signs Your Building's Roof Needs Attention
- Water still standing two days after rain
- Ponding water breaks down the membrane and adds weight to the deck. It usually means a low spot, a blocked drain or a sagging deck.
- Stained ceiling tiles
- Brown rings on drop ceiling tiles are often the first thing staff or tenants notice. The leak may be several feet away from the stain.
- Seams lifting or cracks in the surface
- Years of strong sun dry out roof membranes. Once seams curl or the surface cracks, the first winter rain finds its way in.
- Leaks near the AC unit
- Water near a rooftop unit usually points to failed curb flashing or a clogged condensate line. Both are fixable when caught early.
- Bare spots on a gravel roof
- When gravel blows or washes away, the asphalt underneath bakes in the sun and starts to crack.
How a Commercial Job Runs
- 1
Free inspection and written estimate
We look at the roof, take photos and give you a written estimate with each item listed. You see what we found before you decide anything.
- 2
A schedule that fits your business
We set work days and hours with you. If you have tenants, we can give you a short notice to pass along so nobody is surprised by noise or a dumpster in the lot.
- 3
Setting up the site
We place the dumpster where it blocks the least, cone off work areas and cover planters and landscaping near the drop zone. Entrances stay open and marked.
- 4
The roof work
On a replacement we only tear off what we can dry in that same day. Each evening we sweep for nails and debris and send you a quick update on what got done.
- 5
Final walk and cleanup
We walk the finished roof with you, show you photos of the work under the new membrane, and run a magnet over the lot and walkways one last time.
What Moves the Price
Commercial roof prices depend on the building, not just the square footage. We list every item in the written estimate so you can see what you are paying for. Nothing gets added later without talking to you first.
- Roof size and layers
- Bigger roofs cost more, and so does tearing off two or three old layers. Sometimes a recover over the existing roof is allowed and saves tear-off cost.
- What is under the membrane
- Wet insulation and soft deck have to be replaced. The test cores and photos tell us how much before we price it.
- Material and code
- TPO, modified bitumen and built-up roofs each cost differently. California's energy code has cool roof rules for many low-slope reroofs, and we check what applies to your building.
- Access, equipment and hours
- Tight access, lots of rooftop units or after-hours work all add time. We plan for these up front and price them in.
Questions From Building Owners
- Can my business stay open during the roof work?
- Usually, yes. Entrances and parking stay usable, and we try to put the noisiest work in your quieter hours. If something like a rooftop unit has to be off for a short while, you hear about it in advance.
- How can I tell if the roof needs repair or replacement?
- We cover the entire roof and check the insulation below it. Trouble in a few spots means a repair. If seams are failing everywhere and the insulation is soaked, we show you the photos and explain why replacing it is the better use of your money.
- Will you work with insurance on a commercial building?
- Yes. We work directly with your insurance claim, record the damage with photos and measurements and can meet the adjuster up on the roof. Your insurer makes the coverage decision.
- Can we finance the work?
- Financing is available through Service Finance Company, subject to credit approval. We'll go through it with you along with your estimate.
- Do you work on low-slope home roofs too?
- Yes. See our Flat Roofing page for low-slope roofs on homes, porches and additions.
