Roof Inspections in Hawaiian Gardens
We look at the whole roof, from the drip edge to the ridge and into the attic. Then we sit down with you, show you photos and tell you what we found in everyday words. The inspection is free, and nothing gets pushed on you.

What a Roof Inspection Gets You
Most roofs fail slowly. A cracked tile, a lifted shingle or a dried-out pipe boot lets in a little water for months before you see a stain. An inspection finds those small things while they are still small.
We check the roof covering, the flashing, the vents and the gutters, then look at the attic for staining, daylight and damp insulation. You get photos of anything worth talking about. If the roof is fine, we tell you that too.
It is a good call before you buy or sell a home, after a strong wind, when your roof is getting up in years, or any time you just want to know where you stand.

What We Check on Every Inspection
- 01
Shingles, tile or flat roof surface
We look for cracked or slipped tile, shingles that have lost their granules, curled edges and blisters on flat sections. Sun breaks down roofing faster than most people think, so we pay close attention to the south and west slopes.
- 02
Flashing and penetrations
Chimneys, skylights, walls and plumbing vents are where most leaks start. We check the metal flashing, the sealant and the rubber pipe boots, which often crack long before the rest of the roof wears out.
- 03
Attic and decking
From inside, we look for water stains, mold, soft or delaminated plywood and light coming through. This tells us what the outside alone can't.
- 04
Gutters and drainage
We check that gutters are attached, sloped toward the downspouts and clear enough to carry winter rain away from the fascia and foundation.
- 05
Photos and a plain-language walk-through
Every finding comes with a picture. We go over them with you before we leave, and you get free written estimates for any work we suggest.
Questions about Roof Inspections?
Call(562) 545-3161Signs It's Time to Have Your Roof Checked
A stain on the ceiling
Even a faint brown ring means water got in at some point. We find where it came from, which is often not right above the stain.
Granules in the gutters
Shingle grit piling up at the downspouts means the shingles are wearing thin and losing their sun protection.
Broken or slipped tiles
You may spot them from the yard. A single cracked tile leaves the felt beneath it open to sun and rain. That felt is the real water barrier on a tile roof, and it breaks down quickly once it's exposed.
After a windy stretch
The dry fall winds that blow through Southern California can lift shingles and loosen ridge caps. A quick look afterward can catch damage before the first winter rain.
Your roof is 15 years or older
Older roofs can still have plenty of life left. An inspection tells you whether to plan for repairs, a replacement, or nothing yet.
You're buying or selling
A clear picture of the roof helps everyone at the table and avoids surprises late in escrow.
How Inspection Day Goes
- 1
We set a time that works for you
On the phone we ask about your roof's age, any leaks you've seen and how to reach the attic. We give you an arrival window and let you know if anything changes.
- 2
We start outside, carefully
Ladders go on pads so they don't mark your driveway or crush plants. On tile roofs we step only where tiles can take the weight, and we stay off them entirely when binoculars and a closer ladder view will do.
- 3
We check the attic
If the hatch is inside your home, we lay down drop cloths, wear shoe covers and clean up any insulation dust before we close it back up.
- 4
We walk you through the pictures
Back on the ground, we pull up each photo and point out what needs attention now and what can wait. Ask us anything. If work is needed, you get a written estimate to keep and think over on your own time.
What Affects the Cost of Any Work We Find
The inspection itself is free. If it turns up something that needs fixing, the price of that work depends on a few things. We explain each one on the estimate so nothing comes as a surprise later.
- Roof type and steepness
- Tile takes more time to lift and reset than shingles. Steep slopes need extra safety gear and slow the work down.
- What's under the surface
- Soft decking or worn-out underlayment adds to a repair. We can't always see it until a section is opened, so we tell you up front what might change and why.
- How much of the roof is involved
- Resealing one vent is a small job. Several problem spots across a worn roof may point toward roof replacement, and we'll lay out both options side by side.
- Insurance and financing
- If the damage came from a storm, we work directly with your insurance claim and explain the steps. For bigger jobs, financing is available through Service Finance Company, subject to credit approval.
Roof Inspection Questions
Is the inspection really free?
Yes. There's no charge for the inspection and no charge for the written estimate. You're under no obligation to hire us for anything we find.
How long does it take?
Most homes take about an hour, sometimes a bit more for a large or steep tile roof. Add some time for going over the photos with you at the end.
Do I need to be home?
It helps if you are, mainly so we can get into the attic and walk you through what we found. If you can't be there, let us know and we can work out another way to share the photos and findings.
Will walking on my tile roof break it?
Tile can crack if it's stepped on wrong, so we walk only on the lower part of each tile where it's supported, or skip walking when we can see enough without it. If a tile does crack while we're up there, we'll tell you and point it out in the photos.
Are you going to push a new roof on me?
That's not how we work. Most of our inspections end with a short repair list or a roof that needs nothing. When a roof repair will hold, that's what we recommend. Replacement only comes up when the photos make the case for it.

Know What's Going On Up There
We'll look over every part of your roof, keep your yard and floors clean, and show you each thing we saw. We work in Hawaiian Gardens and nearby towns like Lakewood, Cerritos and Artesia.
